The short version
In 2024 I sold my own business, Wash Me Car Wash in Longview, Washington, to a buyer financed through an SBA loan at KeyBank. I built the financial package the underwriter needed myself: P&L reconstructed from source records, add-backs documented, seller discretionary earnings supported line by line, everything reconciled to the tax returns. The loan closed.
Since then I've looked at other small businesses as a buyer and seen the same problem from the other side: good businesses that can't get financed because the books won't hold up.
That's the work I now do for sellers, on a project basis.
